📋 About the Fishery

Unity Lake is one of the flagship waters within the famous Guys Lake Syndicate at Linear Fisheries in Oxfordshire. Situated near Witney alongside the River Windrush, the lake has developed a serious reputation amongst UK carp anglers thanks to its impressive stock levels, mature surroundings, and long history of producing large specimen carp. At approximately 25 acres in size, Unity is the biggest lake within the Guys Syndicate complex and offers anglers a challenging but highly rewarding carp fishing experience.

Unlike many modern commercial fisheries, Unity Lake maintains a natural gravel pit character with reed-lined margins, mature trees, overhanging features, deep water areas, and extensive underwater structure. The venue contains no islands, but the variety of bars, shelves, weed beds, and patrol routes creates countless opportunities for anglers willing to spend time locating fish and understanding the lake.

The entire Guys Lake Syndicate complex is accessed through locked gates and restricted entry points, helping maintain both security and lower angling pressure throughout the season. This controlled environment has allowed many of the resident carp to grow on naturally over decades, producing some truly stunning fish with incredible character and condition.

🐟 Fish Stock

Unity Lake contains an estimated stock of at least 500 carp including mirrors, commons, ghost carp, and grass carp. A large percentage of the fish exceed 20lb, with over twenty different carp known to surpass the 30lb mark. The lake has also produced multiple carp over 40lb, including several famous ghost carp that have become highly sought after by syndicate members. Current records include mirror carp to 45lb, common carp to 46lb 2oz, and ghost carp exceeding 45lb.

In addition to the carp fishing, Unity also offers excellent specimen tench fishing with fish recorded over 12lb. Pike, perch, roach, and large shoals of rudd are also present throughout the venue, creating a rich and balanced natural ecosystem.

Unity Lake rewards anglers who focus heavily on watercraft, observation, and accurate bait placement. Fish frequently move between reed-lined margins, open-water features, and deeper holding areas depending on weather conditions and angling pressure. Successful approaches often include boilie fishing to gravel spots, solid PVA bags, subtle balanced hookbaits, and small baited areas rather than excessive heavy feeding.

Many experienced syndicate anglers prefer mobile tactics and will move swims to stay on active fish. During warmer months, stalking showing carp in the edges can produce outstanding results, while colder periods often favour deeper water features and precise presentations. Recent catch reports from Unity have included multiple thirty-pound carp during single sessions, highlighting the lake’s impressive potential.
